The futuristic-style commercial development, Pioneer Court, has now been completed at the Morton Palms Business Park on Yarm Road.

City & Northern, the commercial property specialists behind the scheme, are already in advanced discussions with five potential tenants for the 13 self-contained units.

An added attractive feature of the accommodation is that the units have been built with energy efficiency in mind, so companies can expect to save money on their fuel bills.

There has been a growing trend among developers to create 'green' offices so tenants can benefit from lower heating and lighting costs.

Elliott Ward, managing director of City & Northern, said: "It is becoming more cost-effective for companies to base their staff in an energy-efficient environment, particularly in light of rising utility costs."

The energy efficient features of the units include raised floors, suspended ceilings and controlled lighting. The premises are also fully compliant with the requirements of the Disability Discrimination Act.

City & Northern invested £10m in the first phase of Morton Palms and has spent £9m on Pioneer Court, which is the second phase of the 28-acre development.
